TURKISH DEVELOPER EARNED MOST OF ALL ON SALES OF APARTMENTS IN MOSCOW

Arendator.ru continues to sum up results of the apartment market in the capital. The portal experts compiled a ranking of ten companies that have shown themselves to be the most effective sellers of such property. One complex was enough for some of them to enter a leadership group.
 
As of the end of 2020, 50 companies are engaged in the sale of apartments in Moscow new developments. Together they achieved a very good financial result – 78,78 billion rubles. Unlike market of flats there are no players here who could control 15-20% of total revenue of by itself. Cash receipts from the sale of apartments are distributed relatively evenly. Thus, financial indicators of the companies occupying the third and eighth places differ by only 1,5 billion rubles.
 
The first place in the rating belongs to Ant Development which is a part of the Turkish holding Ant Yapi. Under its brand «Poklonnaya 9» project is being implemented in Dorogomilovo which makes the top three demanded premium class addresses. Ant Development received 6,32 billion rubles from the sale of 172 lots, which is 8,0% of the total market indicator. The top 10 of the most successful sellers of apartments include five more companies with only one project in their portfolio. Moreover, «Shater  Development» was able to do it with only 19 units in the Carré Blanc complex, which is being built near the Cathedral of Christ the Savior. Their total budget is estimated at 3,80 billion rubles - more than «Donstroy» earned from the sale of 338 apartments in the seventh building of the Heart of the Capital residential complex. Another developer with Turkish roots - Renaissance Development – generated revenue of 3,39 billion (the result of the sale of 103 apartments in Neva Towers skyscraper). Soho + Noho complex located near the business district close to Belorusskaya metro station, just like «Poklonnaya 9», was built by Ant Development - it partners with the developer Wainbridge. In 2020, 169 apartments were sold at this address for 4,11 billion rubles. Thus, projects with Turkish participation have accumulated 17,5% of the revenue from the sale of apartments in the capital. In the top 10 there was also a place for a company that has just started to sell this product to Moscow audience. This is Samolet Group which launched Novodanilovskaya 8 complex in the spring. Their profit in the debut season came to 2,42 billion rubles.



Level Group is by far the leader by the number of properties sold. In its three complexes - Level Amurskaya, Level Donskoy and  Level Streshnevo – 581 apartments were sold in a year. The value of this real estate fund exceeds 6 billion rubles. The second place by demand volume is occupied by Etalon Group which ended the year with 438 lots sold. Their joint budget is 4,64 billion rubles. Volokolamskoye 24 complex which was launched in the spring brought PIK Group the third place by the number of co-investment agreements for apartments and provided 80% of net sales in this market. Osnova Group should also be mentioned. They were able to settle among top ten companies which benefited the most  from the apartment trade with the help of Mainstreem project which came on the market  on the eve of 2020. It was this project that made financial difference creating a gap from other candidates for the list. Still the bulk of the proceeds (two thirds) is coming from Red 7 complex on  the Garden Ring.  

An extremely large-scale transaction was registered in September. It involved 288 apartments in  Apart-hotel YE'S Botanical garden. Their total value was 2,66 billion rubles. Since this deal is based on a cession agreement and obviously distorts statistics, Arendator.ru analytics did not take it into account when compiling the ranking. However such an outstanding event deserves special mention.
