DOROGOMILOVO INSTEAD OF OSTOZHENKA: WHERE IT WILL BE TRENDY FASHIONABLE TO LIVE IN MOSCOW IN 2020

Dorogomilovo and Ramenki are new locations on the map of elite real estate in Moscow, which will replace Ostozhenka and Khamovniki. We talk about the formation of premium districts in the center of the capital, attracting more and more wealthy home buyers.

A similar phenomenon occurs in all the capitals of the world due to and is explained by the development of their urban infrastructure and new preferences of the consumer audience, which seeks to live as far as possible from the noisy historical center filled with tourists. The same is happening in Moscow.

Ostozhenka decline 
However, at present, Ostozhenka and the «golden mile» have lost their former popularity and demand among buyers due to the almost complete absence of new supply because of due to low development activity and obsolescence of the already built houses supply.

“The location of Ostozhenka and the «golden mile» can even be called uninhabited from the point of view that most of the real estate was acquired by investors in the wake of price increases in the 2000s, which negatively affected the public life of the area ... Over time, the main target audience of high-budget housing has changed its preferences - now the end buyers are buying housing for their own residence, so they want to have interesting and high-quality public spaces within walking distance,” explained Kirill Golyshev, director of the residential real estate department at Colliers International.

The reason for the gradual shift in the priorities of buyers towards leaving the central locations of Moscow is also the fact that many people have country houses or areas plots located in a certain direction of the Moscow region, and it is simply convenient for them to have all the real estate in one part of Moscow - for premium housing, this is mainly western and southwest direction.




That is why in Moscow over the past two decades, new residential complexes of the elite class first went beyond the Boulevard and Garden rings, and then approached the Third Ring Road or even stepped over it. To meet the emerging demand, builders and developers turned their attention to more attractive sub-districts of Moscow in terms of the availability of free sites for development. Among them, it is worth mentioning the Western Administrative District, which is traditionally considered a more prestigious destination due to a large number of green and recreational areas, developed social and transport infrastructure. Thanks to this, you can get to the center of Moscow in just 10-15 minutes.

Dorogomilovo and Ramenki
The international company Savills in Russia names Dorogomilovo and Ramenki among the new premium districts of Moscow. “Projects are already being implemented in both regions, where the cost of 1 sq.m at the construction stage is comparable and even exceeds the cost in the Central Administrative District (CAD). It should be noted that the most expensive transactions in 2019-2020 at the unit cost of 1 sq. m exceeded 1 million rubles, which corresponds to the prices of the most expensive districts of Moscow. Thanks to the constant interest of buyers, both Dorogomilovo and Ramenki are distinguished by a stable increase in prices - the average annual growth, for example, in the secondary market in terms of quality offers is about 6-7%, - said Anatoly Dovgan, director of the market monitoring and evaluation department at Savills in Russia. Note that the investment attractiveness of new buildings is estimated even higher - at least 10% growth per year.

Ramenki is considered one of the areas with a high potential for the development of the high-budget new buildings market. However, the formation of the high-quality housing stock here, comparable to the same Dorogomilovo or other most expensive areas of Moscow, will take at least another ten years.

Dorogomilovo is already an established urban area; it is one of the most expensive and prestigious in the capital. Despite the fact that Dorogomilovo belongs to the Western Administrative District (ZAO), the cost of housing here is comparable to the most expensive areas of the Central Administrative District (CAD). The Dorogomilovo area is distinguished by high transport accessibility. Key highways of the capital pass through its territory, which connect it with all corners of the city: Bolshaya Dorogomilovskaya Street, the Third Transport Ring, and Kutuzovsky Prospect (this, by the way, gives the district additional attractiveness due to its status address).

“The location along Kutuzovsky Prospect in the Dorogomilovo area is now somewhat underestimated, and young buyers are waking up the interest in it. There are about seven sites in this location that are currently under development by developers, ”, said Kirill Golyshev from Colliers International. One of the most notable sites, which is now actively developing in Dorogomilovo, is the Poklonnaya 9 project. Its peculiarity is that the residential apartments are located inside the building, on the first seven floors of which there will be a five-star hotel of an international operator. Each resident of these apartments will be able to use the entire infrastructure of a luxury hotel next to the Triumphal ArchArc de Triomphe.

Promising projects
In general, in both areas over the past couple of years, sales have been opened in only a few residential complexes. According to Savills, the prospects for the development of such areas are quite positive - until 2023, about five more new projects will appear in Dorogomilovo, along Kutuzovsky Prospekt and in Ramenki, which will certainly support the price level of both areas and will increase interest from the wealthy audience.

A notable promising site in Dorogomilovo is the development near the Victory Park on Poklonnaya Gora (landmark - Fonchenko Brothers Street). The residential complex will be located literally inside the green zone and next to the park, on the second or third line of Kutuzovsky Prospekt - this will add privacy, but will not spoil transport accessibility. The mayor's office approved this project in 2019, the developer is Ant Development (an international company specializes in the construction of premium residential complexes, in this location, it is already implementing the Poklonnaya 9 project).




The new residential complex called Victory Park Residences will include its own inner park, shopping gallery, kindergarten, and oceanarium. The total area of ​​the complex will be about 100 thousand square meters - these are eight buildings with a height of 10-11 floors for 455 apartments and 27 penthouses.

The modern and elegant architecture of the houses was developed by the bureau of Sergey Skuratov. Panoramic glazing of the apartments will provide high insolation and open views of the Victory Park and Poklonnaya Gora. The start of sales in the Victory Park Residences project is expected in 2020.
